Old Enfield and Pemberton Heights Homes For Sale

Old Enfield is a lovely neighborhood near Downtown Austin in Area 1B of the Austin MLS in the 78703 ZIP code. This historic neighborhood begins on Enfield Road to the south and extends up to Windsor Road (24th Street) on the north. MoPac is the western boundary, while North Lamar is the eastern one.  In 2008, homes in Old Enfield sales prices ranged from $260,000 (for a small home bordering MoPac) to over $1.5 million. The average sales price was just over $430,000 in 2008 (this was down significantly from 2007 due to a number of 2008 bungalow sales), with a significant premium for homes more than a block or two away from MoPac. Most homes for sale in the Old Enfield and Pemberton area were built between 1920 and 1950, though some of the properties near MoPac are newer. There are a wide range of home sizes for sale in Old Enfield and Pemberton, with everything from 1,000-square foot bungalows to 5,500-square foot mansions in the mix. The average is approximately 1,900 square feet, but many of the bungalows are actually smaller. Old Enfield is served by the Austin Independent School District. Most homes in the neighborhood are served by Casis Elementary School, O. Henry Middle School, and Austin High School.

Old Enfield and Pemberton residents cite the proximity to downtown and Clarksville shopping, dining, and workplaces are probably the most significant factors in their home purchase decision, as well as the historic and classy feel to the neighborhood. This is an upscale and desirable place to live, and is a perennial favorite for Austin, Texas home buyers. The downside to Old Enfield and Pemberton is that the cost of entry can be too steep for some, as bungalows often sell for upwards of $300,000 and larger, single-family homes often go for over $650,000. Some of the bungalow homes on the western border also back to MoPac, which can be noisy at times. 

The public schools are mostly located close to the neighborhood: Casis is located just northwest of Old Enfield at 27th and Exposition. O. Henry is about a mile southwest of Old Enfield, at Exposition and West 10th Street. Austin High School is on the shores of Lady Bird Lake, at West Cesar Chavez and Stephen F. Austin Drive. For those thinking of private schools, among the options are St. Andrew's Episcopal School, Kirby Hall School, Redeemer City School, Concordia Academy, Rawson-Saunders School, The Khabele School, Huntington-Surrey High School, The Girls' School of Austin, and St. Austin's School. Consult their websites for more information on applications, fees, and grade levels. If you need preschools near Old Enfield and Pemberton, Tree Tops Learning Center, Child Craft Schools, Montessori House of Children, Open Door Preschool, Good Shepherd Episcopal School, and Tarrytown Children's Center are among the many choices available. Note that pre-school programs in Central Austin are in very high demand; many have waiting lists of 6 to 18 months, so you should apply to your school of choice as soon as possible. For children with communication difficulties, The Moore-Weis Children's Center of Austin is also in a nearby neighborhood.

Old Enfield and Pemberton Heights have some great amenities: Pease Park frames the eastern border of the neighborhood and is host to many community events throughout the year. House Park and the Austin Recreation Center are just south of the neighborhood, across Lamar. The Shoal Creek Greenbelt is just north of the neighborhood, along Lamar. Nearby public golf courses include Lions Municipal and Hancock, both of which offer quality, full-length courses for around $20/round. Lady Bird Lake is also just a couple of miles south of Old Enfield. There is a voluntary Old Enfield Homeowners' Association at oldenfield.org, and there is even a seasonal neighborhood picnic. The neighborhood is also an affiliate of the West Austin Neighborhood Group (WANG), which serves several neighborhoods as an umbrella community group.

Some of the best high-end dining in the city is just blocks away from Old Enfield and Pemberton Heights. Jeffrey's, Wink, and Austin Land and Cattle Company are all outstanding formal dining choices, while Austin Java and Caffe Medici are the coffee houses of choice for the neighborhood. Casual dining options include House Park BBQ, Galaxy Cafe, Zocalo, Cipollina, and The Tavern. Old Enfield and Pemberton Heights in 78703 are also positioned in grocery heaven. The national flagship Whole Foods Grocery is located less than a mile south of the neighborhood, at 6th and Lamar, while HEB's rival Central Market is just up the road, at 40th and Lamar. If you'd prefer not to drive, there's a nice little neighborhood grocer called Fresh Plus at West Lynn and 12th, just 3 blocks south of Old Enfield.

For running and biking in Old Enfield and Pemberton, Shoal Creek Greenbelt has several miles of hike and bike trails available, and the extensive trails of Lady Bird Lake aren't far to the south. Nearby 78703 and 78701 gyms include Pure Austin at 5th and Lamar, Castle Hill Specialized Fitness, and Reform Pilates.
