Mueller (pronounced Miller) is a new master planned community just northeast of downtown Austin. The current boundaries are I-35 on the West, Manor Road on the East, Airport Boulevard on the South, and 51st Street on the North. Mueller homes for sale are available in a variety of price ranges: single-family homes range from around $280,000 to over $900,000. Loft condos can be purchased from the $190,000’s up to around $350,000 - some of which is Affordable Homes Program housing subject to income limits. Townhomes and rowhouses are also available in the $280,000 to $425,000 range. All homes and condos in Mueller are currently new, as this is a master-planned community built from the infrastructure up. The first homes were completed in 2007. Homes for sale in Mueller range from 1,400 to 3,600 square feet. The average size is around 1,900 to 2,000 square feet. This area is serviced by the Austin ISD. About half of the neighborhood attends Maplewood Elementary, Kealing Middle School, and McCallum High School. The other section currently attends Blanton Elementary, Pearce Middle School, and Reagan High. There are plans for an elementary school within Mueller itself in the medium term.

Many phase one homes in Mueller were sold via a lottery, though more lots have now become available. Some high-end builders have spec homes available, while phase two homes at Mueller are being built by contract only. This is good for buyers who are flexible with move schedules, because they can help choose the finish out and detail work in their homes. The Mueller ‘pioneers’ have chosen this community for the vision the developer has of a walkable community with parks, shopping, services, and neighborhood centers. They also appreciate the mix of lofts, homes, townhouses, and apartments that make the area attractive to many different buyers and renters. But as Tom Petty said, “the waiting is the hardest part,” and this is an issue with Mueller. Many of the area’s benefits are forthcoming, but have not yet been completed. For example, there are plans for a new elementary school, but the bond won’t be passed until more residents move into the area. 

For those considering private schools, Hope Lutheran School, Peace Academy, and Mt. Sinai Christian Academy are all very close to Mueller. Other area options include The Griffin School and Concordia Academy. For preschools, many parents of toddlers use the Stepping Stone daycare located near the Dell Children’s Hospital. The Joyce Willett School Of Dance also has a twice weekly Mother’s Day Out program. 

Mueller homes for sale have a number of great amenities already: Mueller already has over 2 miles of hike and bike trails built out, and this will eventually be more than 5 miles long. There will also eventually be nearly 75 acres of park and lake land in the area. The primary forthcoming park areas are Lake Park (30 acres, with a 6.5-acre lake, picnic areas, music venue, and fountains), Northwest Greenway (11 acres, with playscapes, pavilions, and shade trees), and Southwest Greenway (32 acres, with ponds, waterfalls, hedge mazes, and gardens). There are also 5 smaller neighborhood parks planned in different sections of Mueller. There's also The Mueller Neighbor Association already in motion to connect with the community.

For dining in Mueller, many of the Manor Road restaurants like Dai Due, El Sapo, El Chile, Hoover’s, Eastside Café, Mi Madre’s, and Sugar Mama's Bakeshop are popular with Mueller’s first residents, as are the fast casual options like Which Wich? within Mueller itself. For groceries near Mueller, a recently built HEB within the development is the primary grocery store for the area.
