Clarksville is a popular Central Austin neighborhood located just West of Downtown in the 78703 ZIP code in Area 1B of Austin's MLS. Clarksville's homes for sale are some of the most historic homes in Austin. Many were built in the 1910's and 1920's. There are some "teardowns" in this neighborhood, which has worked hard to retain a historic character. Most consider Clarksville to run east to west from N. Lamar to MoPac, and north to south from Enfield to 5th Street. The neighborhood association defines it a bit more narrowly, though. Recently, most homes for sale in Clarksville have sold for between $475,000 and $900,000, with some top-end properties closing at up to $1.1 million. The average sales price was roughly $759,000 in 2014. Homes are smaller in Austin's Clarksville neighborhood, mostly due to their age. Many homes are around 900-1,800 square feet, and a few are larger than 2,000 square feet. The area is served by the Austin ISD. Students in Clarksville attend either Casis or Matthews Elementary, O. Henry Middle School, and Austin High School.

This is a seller's market neighborhood. This year (2014), Clarksville homes have only stayed on the market an average of 37 days. In 2014, half of the homes on the market sold in one week or less. The neighborhood is adjacent to downtown, making it a short bike ride from all of the businesses, shops, restaurants, and bars downtown has to offer. The homes in Austin's Clarksville area have a great deal of character, and the neighborhood has many options for food, coffee, and services. Some small negativs to living in Clarksville: price and availability. There aren't many homes that come up for sale in the neighborhood, and those that do go fast. You're also trading space for convenience, as most homes in Clarksville are on the smaller side.

For those looking for private schools, the closest one to Clarksville are Redeemer City School (Pre-K to 8th), Cathedral School of St. Mary (Pre-K to 8th), Concordia Academy (9th to 12th) and The Khabele School (6th-12th). For children with communication difficulties, The Moore-Weis Children's Center of Austin is also in the neighborhood.

For Clarksville area outdoor amenities, Clarksville Park and Wading Pool and West Austin Park and Wading Pool are both nearby. These areas include tennis courts, basketball, picnic facilities, playgrounds, and a dog park. Golf is available nearby at Lions Golf Course in Tarrytown. The Shoal Creek hike and bike trail is nearby, as is the hike and bike trail at Lady Bird Lake. For indoor fitness, the upscale gym Pure Austin is located at 5th and Lamar. Volleyball, kickball, and basketball leagues are available through the Austin Recreation Center. For community activites, The Clarksville Community Development Corporation and the Old West Austin Neighborhood Association are the primary community groups for the area. 

For dining near homes in Clarksville, there are some fantastic options. Jeffrey's and Josephine House have great high-end dining, as do Wink and Cafe Josie, while casual options include Z'Tejas, Cipollina, Zocalo, Galaxy Cafe, and Caffe Medici for coffee. For groceries, The Whole Foods flagship store is located nearby at 5th and Lamar. There's also a Randall's just west of the neighborhood on Lake Austin Blvd and a smaller market, Fresh Plus, on West Lynn.
